Two million dollars is real money almost anywhere. At the Lowcountry’s two most prestigious addresses, it buys very different things.
At Kiawah Island
Kiawah’s single-family median sat at $3.4 million in 2025, so $2 million lands below the house market and squarely in villas and cottages. The January 2026 median for beachfront condos and interior villas was about $1.33 million, which means $2 million can buy a well-placed villa with room to spare, or an entry-level cottage away from the dunes. What comes with it is the island itself: ten miles of beach, championship golf, and the ocean a short walk from most of the property.
At Palmetto Bluff
Palmetto Bluff averaged $3.2 million in January, so $2 million again sits under the typical home price. Here it buys a homesite in a good section, or a smaller cottage set back from the river rather than on it. The trade is a different kind of water: the May River and its creeks, marsh views, the Montage resort, and a Jack Nicklaus golf course routed through the maritime forest.
Which one
The choice is less about the budget than the setting. Kiawah is an ocean island, built around the beach and the surf. Palmetto Bluff is a river community, quieter, greener, turned inward toward the marsh. At $2 million, both ask the same thing of a buyer: take a smaller footprint in exchange for the address.
